Trained on Sub‑Zero’s Sealed Systems Specifically

Sub‑Zero builds refrigeration and nothing else, and the engineering that follows from that is where generalist appliance training runs out.

Sealed refrigeration systems
Often dual-compressor, designed to run continuously rather than cycling on and off like a standard fridge
Cabinet-depth airflow constraints
Condenser coils need specific clearance, and dust buildup shows up as symptoms faster than in a standard-depth unit
Panel-ready door hardware
Custom cabinet panels add weight, which means hinges and door alignment need brand-specific adjustment tools

Why it matters here

Soft Water Is Not the Same as Harmless Water

San Francisco's housing is the oldest this company works on anywhere: 40.7% of it went up before 1940 against 12.0% nationally, and 59.4% before 1960. A modern 48-inch built-in has to go into a room laid out before built-in refrigeration existed — short cabinet depth, no rear clearance, ventilation into a lightwell and a circuit sized for another century. The appliance is usually not the fault. The install is.1 to 3 grains per gallon. Las Vegas runs 16. Most people hear that and assume their appliances are in the clear.

They are in a different kind of trouble. Water this soft carries almost no dissolved mineral and very little alkalinity, around 20 mg/L, so rather than laying down a protective scale layer it strips one — and takes metal with it. That is why the utility treats for corrosion control rather than for hardness. In an appliance it shows up as the opposite of a hard-water fault: not a furred-up element but pitted metal, weeping solder joints on copper fill lines, and pinholes upstream of a valve that then get reported as an appliance failure when the appliance is fine.

And nothing here ever really dries out. A marine climate with a long cool wet season means a door gasket rarely gets a chance to dry between cycles, and a garage or utility-room install runs for months in air sitting close to saturation. Seals perish rather than crack, which passes a visual check and still leaks.

What every visit includes
A firm written quote before any work starts
Door seals tested under load, not just looked at
Scale checked at the fill valve, screen and heating element
Same-day or next-day across the city and southern Marin
Honest advice when a descale would do instead of a part

San Francisco Neighborhoods We Work In

Two out of five homes on this side of the bay went up before 1940 — 40.7% against 12.0% nationally — and a 48-inch built-in has to go into a room that was laid out before built-in refrigeration existed. No rear clearance, ventilation into a lightwell, and a circuit sized for a toaster. Most of what we are called out to here is the install, not the appliance.

Frequently Asked Questions

Do you charge for a diagnostic visit?
Yes, a flat diagnostic fee, and we tell you what it is before we come out. It covers the visit and a full diagnosis, and you get a firm written quote before any repair work begins.
Are you affiliated with Sub-Zero, Inc.?
No. SubZero Repair San Francisco is an independent repair company, not a factory service provider, and we are not affiliated with Sub-Zero, Inc., Wolf Appliance, Inc. or any of their distributors. We specialise in out-of-warranty repair.
How quickly can you get here?
Most calls in our core service area get a same-day or next-day appointment with a specific arrival window rather than an all-day wait. Outlying areas are scheduled instead — we book a slot and keep it rather than promising something the drive will not support.
My kitchen is from the 1920s. Will a modern built-in even fit?
Usually, but rarely without work, and that is worth knowing before you buy rather than after. Cabinet depth in a pre-war kitchen is commonly short of what a modern 48-inch unit needs behind it, and the appliance cannot shed heat into a cavity that is not there. We measure the opening, the rear clearance and the circuit before anyone talks about a model number.
The fridge runs constantly in a flat with no air conditioning. Is it failing?
Often it is fine and the room is the problem. A condenser rejects heat into the space around it, and in a tight pre-war kitchen with a lightwell instead of a through-draught that heat has nowhere to go. We check discharge temperature against ambient before condemning a sealed system, because replacing one that was never faulty is an expensive way to not fix a ventilation problem.
My ice maker is producing less and less. Module or water?
Almost always water. Scale narrows the fill valve and coats the mould heater gradually, so output tapers off over months. A failed module stops ice outright, overnight. Which one you have is usually clear from how it went, and it decides whether this is a descale or a replacement.
Do you work on appliances you did not install?
Almost always — most of what we see was installed by someone else, often years ago. What matters is the model and the fault, not who put it in.
Are you affiliated with Sub-Zero, Inc.?
No. SubZero Repair San Francisco is an independent repair company and is not affiliated in any way with Sub-Zero, Inc. or its distributors. We specialize exclusively in out-of-warranty repairs.
Do you carry Sub-Zero parts on the truck?
We stock the most common failure parts for the brands we see most, including Sub-Zero, so many repairs are completed in a single visit.
